Does my brick wall need repointing?

Brick pointing, which most people call repointing, is when we cut the worn mortar out of the joints in your brick wall and refill them with fresh mortar, so your San Angelo house keeps its original brick and the joints are tight again.

Maybe sand comes off on your hand when you brush the wall, or you can see daylight where a joint used to be. If the bricks themselves are cracked through or loose, that's more of a brick repair job, and we can handle both. The price of repointing mostly follows how much of the wall needs new mortar, how high it runs and whether scaffolding goes up, and how stubborn the old mortar is to cut out. The schedule turns on the weather on the wall and, if your house is in a historic district, on the city's approval. You get your own figure at the on-site estimate, once I've had my hands on your joints.

How we do brick pointing on your wall

I start by walking the wall with you and scratching joints to see how far back the mortar has gone and how much of the wall is worn, and when a big share of it is, I'll lay out whether doing the whole wall beats patching spots. Then we cut the old mortar out to an even depth, and on older brick we take our time with it, because preservation guidance says hand removal with chisels and mash hammers takes more labor but usually carries the least risk of damage to historic brick and gives the best result. We mix new mortar to suit the old, pack the joints full in layers so there are no hollow pockets behind the face, tool them to the profile your wall already has and clean the brick before we pack up.

Worn joints are sometimes the symptom and not the problem. Cracks that step up through the mortar can mean part of the house is moving, and that calls for foundation repair before any fresh mortar goes in. If the bad joints are up on the chimney and water is getting in around it, that's chimney repair, and I can look at both when I come out.

Brick pointing on San Angelo's older and historic homes

If your house sits in one of San Angelo's historic districts, the city requires a Certificate of Appropriateness before any exterior alteration, restoration or rehabilitation, and the same goes for changes to a landmark or district building that show from the street and affect the district's look. That certificate comes from the Design and Historic Review Commission or the Planning Director, and like-for-like work that uses the same material and design as the original, with no structural changes, can be reviewed and decided by the Planning Director or a designee. Outside the districts, ask the city's Building Permits & Inspections office whether your job needs a permit, and when it does, we handle the paperwork with them and plan our work around the inspections.

On jobs across San Angelo and the cities around it, the joints we find worn deepest are usually on the low courses near downspouts and sprinkler heads, and around chimneys where water runs down the brick. I check those spots first, because they tell me how far behind the rest of the wall is.

Why call us for brick pointing

  • The owner looks at every wall

I come out to look at each job, and I work on site with our crew. The person who scratched your joints at the estimate is the same one checking that every joint gets packed full.

  • Trained to redo crooked joints

I learned under a strict old-school mason who made me tear out any joint that wasn't straight and lay it again. I started this business in San Angelo in 2021 so I could work that carefully under my own name.

  • City approval before the scaffold

If your home is in one of San Angelo's historic districts, we sort out the city's approval before the scaffold goes up. A wall half raked out and waiting on paperwork does nobody any good.

  • Ask to see our repointing

We're licensed and fully insured. A good bricklayer isn't always a good repointer, so ask to see repointing work before you hire anyone, us included.

Frequently asked questions

How do I tell if my brick needs repointing?

Your brick needs repointing when the mortar has worn back more than 1/4 inch from the brick face, crumbles, has gaps, or shows hairline cracks or cracks between the brick and the mortar. You can check all of that yourself with a key and a flashlight. Snap a few photos and send them with your estimate request so I know what I'm walking up to.

How much does brick pointing cost in San Angelo?

Brick pointing in San Angelo is priced wall by wall after we look at it, because the cost follows how much of the wall needs new mortar and how hard the old mortar is to get out. A mortar guide from Round Rock, another Texas city, says that once 25 to 50% of a wall needs repointing, redoing the whole wall may be more cost effective than spot repairs, and that's the comparison I'll walk you through if your wall is close. Your on-site estimate gives you the actual figure.

What causes mortar joints to crumble?

Mortar usually wears out from time and weather, joints that were only partly filled, mortar that was a poor match for the brick, or parts of the house shifting unevenly. The Round Rock guide advises finding that cause before repointing, or the new mortar can wear out the same way. That's why I look at what's behind the wear before I talk about mortar.

Why does the mortar mix matter when repointing brick?

New mortar should be about as strong as the old mortar or weaker, because the joint is supposed to give before the brick does. A stronger mix puts the load on the thin new strip and can make the face of the brick spall, or flake off. Mortar is cheap to replace, and brick faces aren't.

How long does brick repointing take?

It takes as long as the size of the wall and the weather allow, because repointing is slow, precise work and fresh mortar needs the right conditions to set. The Round Rock guide says wall temperatures between 40°F and 95°F keep fresh mortar from freezing or drying too fast, and it suggests shade, such as from scaffolding, to slow the set, so we plan the work around hot sun. Expect some noise, and scaffolding on the face of the house for a while.

How long does repointing last?

Mortar joints typically last more than 25 years, while the bricks themselves may well last more than 100. So repointing is normal upkeep over a brick wall's life, not a sign something is wrong with your house. Packed full with the right mix, new joints should be around a long time.

  • Foundation repair

When cracks step up through the mortar or doors start sticking, the house may be moving underneath, and fixing that first keeps new joints from cracking along the same lines.

  • Chimney repair

If water shows up inside around the fireplace or mortar is falling out up top, the chimney needs its own repair so the leak stops where it starts.
